Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental payment and the party will not be permitted to check-in.

I attest that I am at least twenty-five (25) years of age and acknowledge that this is the minimum age required to reserve this property; and I will be an occupant of the unit for the entire length of stay.
NO PETS OR HOUSE PARTIES.
For this time period, I agree to pay the Rental Rate, Cleaning fee, Admin fee, and 12.5% Florida Tax, ${reservation.total}
I agree to pay Deposit of $400 to secure the condo. Balance due 30 days prior to arrival date. Damage Deposit of $500 is deferred; a charge against credit card on file ONLY if damage to the condominium or its contents, beyond normal wear and tear is reported upon inspection.

• The property will not be reserved until either the deposit and/or occupancy fees are paid.
• CANCELLATION POLICY: $200.00 CANCELLATION FEE CHARGED if reservation is canceled before final payment. NO EXCEPTIONS,
No refunds once final payment is made.
• VRBO & AIRBNB Cancellation policy – Refer to their site
• HURRICANE/STORM POLICY Weather-related refunds will be given if the authorities order a mandatory evacuation due to an approaching storm. If the evacuation is ordered before your stay, a full refund will be issued. If it is during your stay, your refund will be pro-rated for the unused portion of the agreement, minus the cleaning fee. No refunds for normal inclement weather or road conditions.

• I agree to have no more than ${reservation.total_number_of_guests} people for occupancy.
• This agreement shall not be assigned without the written consent of the owner or his agents. I attest that I will personally occupy the property during the occupancy period and that I am a transient guest as defined in Florida Statute 509.41 and subject to the occupancy provisions therein described.
• This agreement is only for the licensed use of the property for the stated term and it creates no property rights in guest and no rights to renewal.
• I will maintain this property in as good condition as I find it and agree to replace or pay for any loss, breakage, or damage to the satisfaction of the owner or agents.
• All condos are NON-SMOKING – I agree that no occupants will smoke within the premises.; failure to comply will result in full claim against deposit.
• NO RECREATIONAL VEHICLES OR TRAILERS ARE PERMITTED ON CONDOMINIUM PROPERTY.
• It is understood that the unit rented is a privately-owned dwelling and PLAZA VACATIONS Property Management is acting solely as the Agent for the owner. The tenant waives the right to withhold rent for any deficiency in the premises or to otherwise claim that Agent has misrepresented the property to him. It is expressly understood and agreed that owner and manager of said premises will not be liable for any damages or injury to myself or other occupants and their property from whatever cause arising from the occupancy of said premises. The Licensed Agent may enter the unit at reasonable times for the purpose of making repairs and/or inspection.
• Manager reserves the right to transfer guest to a similar or upgraded condo if a problem arises in the booked unit.

LOST KEYS: I agree to pay $100 for Security key; $50 for garage door opener, condo unit or mail key… KEYS CANNOT BE DUPLICATED.

LOCKOUTS AFTER HOURS – $20 CASH ONLY
• I agree to vacate said premises upon the termination of this agreement at the hour and date shown above

BEFORE VACATING, I WILL:
• Collect all used linens, pillowcases, and towels from the beds and bathrooms and place in laundry area
DEPARTURE Cleaning fee includes (3) three loads of laundry; Excessive laundry will incur a $10.00 charge per load after three loads.
• Collect all garbage and place in trash chute in breezeway on each floor. BAGGED ONLY
• Place all used dishes and kitchen items in the dishwasher and start a wash cycle
• Place thermostat on 75 degrees in summer months, and 60 degrees in winter months
• Turn off all lights and appliances
• Check all windows and doors to be sure they are closed and locked, including sliding balcony doors
• PLEASE LEAVE KEYS AND GARAGE TRANSMITTER/KEYCARD ON COUNTER IN THE CONDO

I agree that if any of the terms of this occupancy agreement are not abided by, and/or damage is done to the property by myself or anyone in my party, the owner may deduct the necessary costs from the security deposit.
• When received and accepted by property manager, this shall constitute a transient occupancy agreement.
